Here's a quick hack to simplify your searches and save you some serious time. If you're part of the No One Left Behind challenge, this one's especially for you. Let's dive into making your Deal Sauce searches work smarter, not harder.
Quick Searches - Your Secret Weapon
First things first - don't sleep on those quick searches on the right-hand side (also in the dropdown menu). We're giving you your last 5 searches so you don't forget what you were working on. Pretty neat, right?
The AI Bonus You Might Not Know About
Here's a little secret we don't always talk about: Jamil's Jackpot Sauce and the other instructor quick searches. While your basic subscription gives you zip code AI technology, if you implement mine, Jamil's, Pace's, or maybe even Corian's quick search features, you'll see some additional AI benefits in there. That's just a bonus we're throwing your way!
Setting Up Your Search Filters Like a Pro
Let me walk you through my process. I'm up here in New Hampshire (my backyard), and I'm a small multifamily investor - what we call micro family. Here's how I layer my searches:
My Go-To Filter Setup
Property Type: Multifamily only, keeping it to 5 apartments max
Minimum Years of Ownership: 10 years (this is key!)
Owner Type: Individual owners - skip the businesses
Location: Out of state absentee (these are goldmines)
This gets me about 1,000 properties right off the bat. Not bad!
The Polygon Tool - Game Changer
Now here's where it gets good. I live right at that 2 million mark, and I like to travel about 2 hours for my investing - that's my sweet spot. I invest across the country, but for those big renovations and micro family conversions (churches, schools, fire stations, old colonial homes), I want to stay in my backyard.
Instead of drawing this map every single time (or making my team do it), I use the polygon tool to create a custom search area. Draw it once, save it, and boom - you're done.
Saving Your Searches (This is Where the Magic Happens)
Once you've got your filters dialed in, here's the money move:
Hit "Save this filter"
Give it a name that makes sense - I went with "Justin New England Multi 10 Year Out of State"
Label it as "Custom"
Here's the big one: Toggle that deal alert ON
Why Deal Alerts Are Absolute Fire
When you toggle deal alerts, we're monitoring millions of properties for you. If something new comes in that matches your saved criteria, we'll shoot you an email alert. You get to be first to the party on new prospects - and that's where deals get made.
Working with Your Results
Once you've got your search dialed in:
Select all and export to your deal list
Send prospects to your portfolio
Add properties as they come through your deal alerts
We're putting you in front of those prospects so you can be the first to go after them.
Pro Tips from the Trenches
Layer your searches: Don't just go broad. Stack those filters (10 years ownership + out of state absentee + individual owners = quality prospects)
Use the polygon tool: Stop redrawing your target areas every time
